Now, while it is still warm outside, it’s the ideal time to protect the pipes in your house from freezing next winter. With war weather still in the air, it is comfortable to work on your pipes which will potentially be exposed to the outside air next winter.
Any pipe in your house, which is exposed to the cold temperature in the air, can potentially freeze if the temperature drops sufficiently. This includes not only any pipes running outside, such as pipes to your external water faucet, but also pipes in your attic, your craw space, pipes running near cracks in the outer wall, cracks in your foundation, and water pipes running near small holes in the wall which allow entrance to electrical wiring, dryer vents or pipes. If the temperature drops sufficiently, the cold air whipping through these openings, can be sufficient to cause pipe freezing.
There are a number of preventive steps you can take, that will protect your vulnerable pipes from freezing weather:
1) Be sure to insulate pipes in your attic or crawl space; the more insulation, the better.
2) Particularly vulnerable pipes. or pipes that have been troublesome in the past, can be wrapped with heat tape or thermostatically controlled heat cable.
3) All leaks should be sealed with caulk or insulation. Check especially for cracks in outside walls or foundations near water pipes.
4) Pipes running in kitchen and bathroom cabinets are sometimes cut off from the warm air in the house, and therefore subject to freezing. If you are concerned that the temperature in the cabinet may drop considerably, than you should insulate the pipes, and also keep the cabinet open during winter cold spells.
